What is a Principal Designer?

A Principal Designer is appointed by a client to plan, manage and coordinate key aspects of the design process, helping projects meet their statutory responsibilities and reducing risk before construction begins.

Depending on the nature of the project, this appointment may relate to the Construction (Design and Management) Regulations 2015 (CDM), the Building Regulations dutyholder regime in England, or both.

We provide both services. As architects, we integrate compliance into the design process from the outset, working collaboratively with clients, consultants and contractors to help deliver well-coordinated, buildable and compliant projects.

CDM Principal Designer

Under the Construction (Design and Management) Regulations 2015, a Principal Designer is appointed to plan, manage and monitor the pre-construction phase of projects involving more than one contractor.

We work alongside clients and the wider design team to identify and manage foreseeable health and safety risks, coordinate design information and ensure effective communication throughout the design process.

Building Regulations Principal Designer

Introduced under the Building Safety Act, the Building Regulations Principal Designer is responsible for planning, managing and monitoring the design work to support compliance with the Building Regulations during the design phase.

We coordinate architectural, structural, fire, mechanical and electrical design information, helping clients produce robust technical information for building control and construction.
